Bengaluru's real estate market, previously buoyed by robust demand, is now facing a critical bottleneck as approvals for key projects have ground to a halt. The Greater Bengaluru Authority (GBA) and the Urban Development Department (UDD) are reportedly unable to process applications efficiently, leading to widespread delays that are stalling project completions and occupancy certificates. Builders are expressing frustration, citing a near-total freeze on approvals for the past two months, which is causing significant disruptions in a market that had been seeing a surge in sales.
The confusion appears to stem from a recent restructuring of responsibilities among various authorities, with the GBA now handling tasks previously managed by the Bangalore Development Authority (BDA). While the BDA continues to process applications smoothly, the GBA's slow pace has left many developers in limbo. Builders have reported that the split in processing responsibilities among five corporations has resulted in inconsistent application handling, further complicating the approval landscape.
Industry insiders suggest that the delays are not merely administrative but may also reflect deeper issues within the government, particularly following recent changes in leadership. Builders have raised concerns that the lack of clarity and communication among town planning officials is exacerbating the situation. With occupancy certificates essential for property handovers, the ongoing delays are not just a bureaucratic inconvenience; they threaten to undermine investor confidence in a market that had been on an upward trajectory.
